A landlord’s biggest fear is having a tenant not pay rent, or destroy their property. We take tenant screening very seriously, to avoid these situations. We don’t do the “send it in somewhere, and it spits back a yes or no”…. We pre-screen before tenants are shown the property, and then after an application is submitted, we collect paystubs, run a thorough credit/background check, get a full status on evictions, bankruptcies, felonies/misdemeanors…. Heck, we even go as far as calling their employers, and all of their previous landlords. We get the whole scoop for you, so you can make an educated decision to rent to them or not.

Bullet-proof contracts protect Owners and Tenants.

Our contracts have been reviewed by our attorneys and insurance agents, to make sure that they are up-to-date, and that they protect you. Before we hand over your new tenants to you, we will make sure they have executed the lease agreement, and paid their deposits.

We go out of our way to make sure that when we find a good tenant for you, we keep them as long as possible. This includes some extra care and attention, and doing things that other property management companies don’t do. The day they move in, they are greeted by a smiling face, keys, and a “welcome home” card! And throughout the year, we send birthday cards and holiday cards. We leave special treats on their doorsteps when we’re in the neighborhood, and we are always prompt and friendly when they need us! Our accounting team makes things easy for you and your tenants.

Everything is electronic! Step 1: Your tenants pay rent online, Step 2: We disperse money into your bank account, Step 3: We send you monthly & yearly cash flow reports. Easy as that! Need a specific report? No problem! Need us to send reports to your CPA? Sure, we can do that too! Handling your money is very important to us. We can assure you that you will never be wondering where your money is.

Maintenance: We never send just anyone to your property, especially without your consent.

We use licensed, bonded, & insured repairmen, to make sure the maintenance needs of your property are well handled. Maintenance can be very costly if the repairman doesn’t know what he’s doing, or… you could end up with worse problems if they don’t do the job right. Hiring educated repairmen avoids these risks. Not only do we have great relationships with our vendors, we also have negotiated prices with them -- that we pass on to you! And for your piece of mind, we always get your permission before sending anyone to make repairs. Want to do repairs yourself? We can arrange that too.

Move-In/Out Inspections: Aren’t these a pain? Wouldn’t it be nice if you didn’t have to do them anymore?

Well you don’t! Let us handle it! Not only are move-in/move-out inspections time consuming…you have to do them RIGHT to avoid risk. You would be surprised at how many tenants win in litigation, because the owner didn’t document the inspection thoroughly enough.
